My uncle leased his rice field to a villa developer and I helped with the paperwork

I am from Tabanan, my family grows rice, and I am the one in the family who speaks English and reads contracts, so when my uncle decided to lease part of his land it became my job.

He wanted to keep farming the rest and lease only the piece near the road. First offer was for twenty five years, money in three payments, and the man was very friendly and told him not to worry about the notary because "we do everything ourselves". That was the moment I asked for time.

What we learned: the payment schedule matters more than the number. Three payments over two years means if the developer disappears after the first one, you have a hole in your field and a court case. We changed it to two payments and the second one before construction starts.

Second: put in writing what happens to the water channel. Our subak channel crosses that corner and nobody thought about it until I asked. Now it is a clause.

Third, and this is why I write here: my uncle had no idea what his land was worth. He was going to sign the first number he heard. I spent two weeks looking at what similar plots near Tanah Lot are asking on https://bali.realestate/ and showed him on the phone. The second offer he got was noticeably better than the first.

He signed in March. He still farms the back part and he complains that the construction noise scares the ducks.
